Profit à prendre
The rule
A profit à prendre is a non-possessory interest allowing the holder to enter another's land and remove soil, minerals, timber, game, or other substances of the land. Profits are created and terminated in the same ways as easements and, unless expressly limited, are exclusive against the servient owner only when so specified.

Like an easement, but instead of a right to cross or use, it is a right to take something from the land. Analyze creation and termination the same way you would an easement.
